(the “website”) is a free service for all landlords, realtors, property
managers, or anyone else looking for an apartment, roommate, vacation
rental, sublet, commercial property, or any other service that the site
provides. By using the site you agree that you are at least eighteen
years of age, and that if you post any ads on Rentprov.com that you
have legal authority to do so.
The only time that Rentprov.com charges
a fee is if you are an “apartment complex”. We reserve the
right to change, modify or alter any of
these terms of use, at any time. These modifications shall become
effective immediately upon them being posted on the
website.

What we are
Rentprov.com is strictly
an advertising venue for people looking to place third party ads.
The website is in no way affiliated with any type of real estate transaction,
and we do not rent out our own property or any property for anyone else.
Because we act solely as an advertising venue we have no control over
the accuracy, legality, quality, authenticity, completeness or truth
of the information that is being advertised.
You may find other users information to be deceptive or inaccurate
and understand by reading these Terms and Conditions that Rentprov.com
does not control, and is in no way responsible for any content made
available through the website. By allowing people to display ads or
search our ads we in no way guarantee that a renter or a landlord will
actually complete a transaction or anything else.
Rentprov.com IS AN ADVERTING VENUE WITH NO OWNERSHIP OF ANY OF THE PROPERTIES
ON THE SITE, AND WE DO NOT PERFORM ANY REAL ESTATE TRANSACTIONS.
Rentprov.com asks that all people who use this site use common sense.
Please use caution and safe trading practices when using the website.
All people who visit this site understand that they are responsible
for their own actions, and that Rentprov.com is in no way responsible
for any fraudulent activity in connection with
any aspect of our site.

- If you post any
information you agree that you have legal authority to do so.

the website. You agree that Rentprov.com is in no way responsible for
any content on this website for any reason.
You are the only person responsible for any content that is provided
to us whether it is posted or e-mailed through our service.
If you decide to post an ad that you will make sure that your information
is accurate. You agree that you will not post illegal, derogatory,
insulting, abusive, obscene, threatening, misleading, deceptive, harmful,
or that violates any intellectual property or other proprietary rights.
Rentprov.com follows fair housing laws and many statements containing
discriminatory preference are prohibited, for more information please
refer to the Fair Housing link. You will not use Rentprov.com to advertise
or promote anything (including any service, product or business) which
is not in the spirit of the website, which is for the sole use of advertising
apartments, vacation rentals, commercial spaces, rooms for rent, roommate
searches, apartment complex’s, or apartments for sublet.
You also agree that you will not post any pornographic images or any
other photos which include any nudity. You will not post any sexual
content, words, videos, or lewd references of any kind.
Rentprov.com reserves the right to seek all remedies available
by law and equity for any violations of these rules. Rentprov.com
also reserves the right to remove any content on the website for any
violation of these rules or for any other reason. Rentprov.com
may also cancel any members account for any reason at any time.
- You understand
by reading any content on the website that you must use caution and
evaluate all information on every ad. You agree that for no reason
and under no circumstances will Rentprov.com be at all responsible for
any damage, loss, fraud, or criminal activity of any kind as the result
of any use of the site, and that includes e-mail from people using the

6. Fee of Service
It is free to advertise
any apartment, commercial space, vacation rental, roommate service or
sublet apartment. The only ads that Rentprov.com charges a fee
for are for apartment complexes, which we define as any building or
group of buildings run by the same ownership
or management with over 20 units at the same location, and you want
to post an ad on the site. If you are a complex and wish to advertise

with you.
7. Legal Compliance
You agree to comply with
all laws contained within your state as it applies to our service.
By using the website you also agree to comply with all Fair Housing
laws.
8. Spam Policy
You agree that you will
not send unsolicited e-mail advertisements through the Rentprov.com
computer systems. You understand that any unauthorized use of
Rentprov.com computer systems is a violation of these Terms and conditions,
and is subject to certain State and Federal Laws. If Rentprov.com
suspects any violations of our computers or spam policy we may
elect to prosecute for civil or criminal penalties.
9.
Agency
You agree that by using
Rentprov.com that no agency is created of any kind. You and Rentprov.com
are independent contractors and there is no partnership, joint venture
or business relationship intended or implied within these Terms and
conditions.
10. Limitation of Liability
Rentprov.com AND ITS AFFILIATES,
EMPLOYEES, AGENTS, SUBSIDIARIES, OR SUPPLIERS SHALL UNDER NO CIRCUMSTANCES
BE LIABLE FOR LOST PROFITS OR ANY CONSEQUENTIAL OR INCIDENTAL DAMAGES,
INCLUDING SPECIAL OR INDIRECT DAMAGES
ARISING OUT OF OR IN CONNECTION WITH OUR SITE,

13. Financial Damages
Rentprov.com charges a fee
to apartment complexes, which we define as any building or group of
buildings run by the same ownership or management with over 20 units
at the same location. If it is found that any apartment complex
as defined above has posted even one ad on the website for any amount
of time without the expressed written consent of Rentprov.com such complex
agrees to pay Rentprov.com two hundred and fifty dollars for every day
that such an ad is on the website even if it is for one second.
If you are found guilty of such an offense you also agree to pay the
court costs of Rentprov.com.
